Full-Time Assistant Property Manager/Leasing Agent for a Large Residential Property in SAN JOSE, CA.

The Assistant Property Manager/Leasing Agent assists the Property Manager in the day-to-day operations of a large residential property (over 150 units) in the areas of: Tenant Relations, Maintenance Administration, Rent Collection, Marketing/New Resident Identification and Processing, General Administration and Reporting.

Responsibilities and Duties:

1. Assists the Property Manager with maintaining occupancy and delinquency rates.

2. Ensures the property provides an exceptional living environment for the residents.

3. Completes all lease applications and assists in rent collection.

4. Serves appropriate notices regarding rent increases, delinquent rent and other lease infractions.

5. Performs apartment move-in and move-out inspections as scheduled.

6. Greets prospective tenants and takes them on a tour of the community and the available units when needed.

7. Maintains traffic reports and follow-ups on all prospects.

8. Helps participate in resident functions.

9. Maintains and enforces guidelines under the Fair Housing Act.

10. Updates reports for the Property Manager, as required.

11. Supervises leasing and maintenance staff in the absence of the Property Manager.

12. Performs routine physical inspection of the property and reports service needs to maintenance staff.

13. Assists leasing consultants with training, motivation and role-playing when needed.

14. Provides leasing support with follow ups on leads through telephone inquiries and guest cards.

15. Prepares weekly traffic/renewal status reports.

16. Works closely with the Company's Corporate Management, Compliance Specialists and Back Office Staff.

Required Experience, Skills and Qualifications:

1. At least two (2) years of experience as an Assistant Manager at a large apartment community/property (90+ units).

2. Working knowledge of Fair Housing Rules and Regulations and Section 8/Housing Choice Vouchers.

3. Proficient in YARDI and MS Office Suite (Word, Excel, Outlook and Powerpoint).

4. High School graduate.

5. Assertive, with excellent interpersonal and communication skills.

6. Must project a professional appearance at all times.
