Property Management is seeking a reliable and responsible part-time Building Superintendent to oversee the operations and maintenance of a residential property in Williamsburg. The Building Super will ensure the property is clean, safe, and well-maintained, addressing tenant needs and handling basic repairs. This a a great job for a Super already in the area to add or someone with experience looking for extra income.

Key Responsibilities:

- Routine Maintenance: Perform regular inspections of the building, including common areas, mechanical rooms, and exteriors. Address minor repairs (e.g., plumbing, electrical, HVAC) and coordinate with management for more extensive work.

- Tenant Support: Respond promptly to management for tenant requests and concerns related to maintenance issues, ensuring a high level of tenant satisfaction.

- Cleaning and Upkeep: We have a porter service for this building so no cleaning is required other then making sure the front of the building is kept clean and picked up. As well as maintaining the overall appearance of the property.

- Safety and Compliance: Monitor and address safety hazards, ensuring that all building systems (intercoms, security, etc.) are functioning properly.

- Emergency Response: Be available for on-call emergencies during off-hours, addressing urgent maintenance issues such as leaks or power outages.

- Record Keeping: Responding to management via email for maintenance requests and keeping management updated via email as well.

Qualifications:

- Previous experience in property maintenance, handyman work, or a similar role is preferred.

- Basic knowledge of plumbing, electrical, and HVAC systems.

- Strong problem-solving skills and the ability to work independently.

- Good communication skills to interact effectively with tenants and management.

- Physical ability to perform tasks such as lifting, climbing ladders, and working in various environmental conditions.

- Availability to respond to emergencies during off-hours as needed.

Work Hours:

- Part-time, 1-5 hours per week. Weekly inspection of the building and maintenance requests on an as needed basis.

- Flexible schedule with occasional on-call requirements for emergencies.

Compensation:

- Monthly pay of $500 plus opportunity to earn more with bigger jobs at the building. Such as painting at move-outs, etc.
