THE OPPORTUNITY

We’re looking for a unique and exceptional person to be the full-time Community Director at Sunrise Vista Manufactured Home Community in Citrus Heights, California.

We are a prime, well-established, family-operated, mid-size, active adult (55 years & older) community in the Sacramento vicinity.

This position has only opened a few times in the past thirty years.

WHAT YOU’RE LIKE

You’re a compassionate communicator who is nice, motivated, enthusiastic, positive, flexible, unflappable, respectful, detailed and professional. Wallflowers, drill sergeants, sourpusses, and boring, negative thinkers need not apply!

Candidates should be solutions-orientated and have strong interpersonal, marketing, organizational, leadership, management, financial, computer and maintenance skills.

The successful candidate will excel at working independently and coordinating with a hands-on, out-of-state, friendly, detail-oriented property owner with high standards. Trustworthiness, loyalty, and responsibility are essential.

STUFF YOU’LL BE DOING

- Marketing the property and our homes, lifestyle, and brand to attract qualified tenants, maintain strong occupancy, and preserve and enhance the overall community environment.

- Identifying and pre-screening prospective applicants to determine eligibility with established rental criteria. Obtaining and forwarding completed applications for consideration.

- Establishing solid relationships with the property owner, residents, part-time staff, vendors, and community.

- Inspecting the community to determine maintenance needs, resident issues, and vendor performance.

- Anticipating problems and risks, establishing priorities, and providing guidance and solutions.

- Communicating with residents and providing services to enhance their lifestyle experience.

- Tracking and depositing unpaid rents. Serving of legal notices when needed.

- Monitoring market rent levels to enhance operating results.

- Evaluating and resolving resident complaints; handling difficult people with skill and finesse; communicating our policies and rules, negotiating resolutions, and settling any other miscellaneous issues.

- Coordinating repairs with the property owner and vendors, responding to emergencies and identifying new vendors when needed.

- Participating in continuing education opportunities, and following industry and professional publications and trends.

THINGS WE LIKE

- Minimum five to ten years of consistent employment and career growth in residential or commercial property management or investment companies. Significant exposure to apartment, manufactured housing, or senior housing communities preferred.

- A college degree or equivalent professional experience is required.

- Training in fair housing and civil rights laws, non-discriminatory practices and similar requirements.

- Possession of professional certifications, such as a California real estate license, WMA-MCM accreditation, Sacramento Housing Association, Sacramento Association of Realtors, IREM, or other professional development.

- Preference toward candidates currently residing in the Sacramento vicinity who are familiar with the region, able to commute weekdays, and available on short notice for appointments, showings and unexpected circumstances.

- The Community Director does not live onsite at the property.

THE NITTY GRITTY

We offer:

- $40,000 to $60,000 annual income, depending upon experience and qualifications. Bi-weekly payroll.
