Position Summary:

The Senior Maintenance Technician is a crucial role responsible for ensuring the structural integrity and operational efficiency of properties. The core purpose of this position is to create and maintain a comprehensive guide to the property's maintenance needs, detailing critical information such as utility shut-offs and equipment age. That document serves as the foundation for informed decision-making and swift response in case of emergencies.

Daily responsibilities include conducting routine inspections of the property's interior, exterior, and roofing to identify repair needs, as well as performing preventative maintenance to minimize future issues. The Senior Maintenance Technician manages an inventory of supplies, tools, and equipment, ensuring everything is accounted for and in good working order.

Risk assessment and management within the department's purview is another critical task, helping to identify potential issues before they escalate. The Senior Maintenance Technician also develops the annual budget for maintenance and facilities. Engaging with stakeholders, the Senior Maintenance Technician continuously gathers feedback to improve the property's condition. They also actively inspect the grounds to maintain cleanliness and address any immediate repairs or safety concerns. Hands-on duties include performing various maintenance repairs from fixing building appliances and fixtures to electrical, plumbing, and construction tasks. They are responsive to work orders, addressing tenant requests promptly and professionally.

Moreover, the Senior Maintenance Technician ensures the work environment is orderly, safe, and secure, conducting weekly tool and equipment inspections. They also promote staff well-being through activities such as morning warm-up exercises for the department, contributing to a healthy team dynamic.

In sum, the Senior Maintenance Technician provides essential services that contribute to the longevity and quality of the property, prioritizing safety, efficiency, and tenant satisfaction in their multifaceted role. This role reports directly to the Director of Operations and Business Development.

Responsibilities:

● Develop a comprehensive maintenance and facilities guide document on the buildings and property (Eg: Gas Shutoffs, Water Shutoffs, Electrical Shutoffs, location of boiler rooms, age of appliances).

● Perform routine inspections of the property to determine if repairs are needed for the interior, exterior, and roof.

● Develop KPIs for the Events Department employees.

● Perform routine inspections and preventive maintenance inspections.

● Maintain inventory control over all supplies, tools, and equipment within the scope of the role.

● Develop and track risks within the scope of the department.

● Develop annual Maintenance and Facilities budget.

● Solicit feedback from stakeholders and review suggested improvements for the property.

● Walk the property grounds daily to pick up and remove any debris and inspect the property for any repairs or issues that need to be addressed.

● Perform maintenance repairs to building appliances and fixtures, change locks, patch holes in walls, replace faucets, unstop clogged drains, and paint (such as walls, handrails, doors, etc.).

● Perform minor electrical repairs, plumbing repairs, and construction repairs.

● Respond to work orders provided by the Property Manager in a timely and professional manner for tenants.

● Maintain storage and work areas in a neat, safe, and secure condition.

● Conduct weekly inspections of tools and equipment to ensure they are safe for operation.

● Conduct morning warm-up exercises for departmental staff.

● Recommend changes that could improve service and increase operational efficiency.

● Additional duties not listed may be assigned.

● Duties require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.

● Duties may require using your hands to handle, control, or feel objects, tools, or controls.

● Must be able to move and lift 50 lbs independently.

● Work is performed in various environmental conditions, with exposure to outdoor temperatures, weather variations, traffic, equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, dust, machinery, and their moving parts.

Requirements:

● High School Diploma (or GED or High School Equivalence Certificate), Bachelor's degree preferred.

● A minimum of eight (8) years work experience in the property management maintenance field

● Basic knowledge of carpentry, plumbing, HVAC, and electrical systems

● Possession of a valid driver's license and state-mandated insurance is required.

● Ability to work after hours for on-call emergencies

Preferred Qualifications:

● Special training and/or certifications in electrical, plumbing, drywall, and/or HVAC.

● Strong ability and commitment to working in a team environment.

● High customer service values and an exceptional level of professionalism are required.

● Collaborative, team-oriented.

● Experience working in an academic setting is a plus.

● Excellent communication skills: writing (across multiple platforms) and speaking (including presentations). Ability to communicate effectively with a broad spectrum of stakeholders.

● High energy, initiative, and enthusiasm.
