Maintenance Specialist
Compass, Inc. is a non-profit human services organization that supports people with intellectual and developmental disabilities. We operate 32 residential group homes located primarily in Montgomery and PG Counties. We are seeking a highly skilled, self-starter with prior experience in providing building maintenance for the position Maintenance Specialist. This position’s primary role is to perform a wide variety of hands-on general building maintenance and repair functions related to maintaining and repairing the physical structure of Compass’ group homes, and in maintaining buildings and grounds in a clean, orderly condition. This position reports to the Maintenance Supervisor. Essential functions include :
Responding promptly to new work orders.
Ensuring work is completed quickly, efficiently, and professionally.
Effective communications with house managers, vendors, and supervisor at all times.
Performing wide variety basic routine troubleshooting and more complex maintenance tasks including:
Light electrical (repairing or replacing fixtures, switches, and outlets including installing/removing telephone/fax/computer lines/cables) and replacing light bulbs in hard-to-reach places
Light plumbing (replacing valves, faucets, and drains, clearing clogged drains) including welding sweating copper pipes as needed.
Carpentry and drywall repair – including repairing or replacing doors and windows, plastering damaged drywall, repairing cabinets, trim and other woodwork.
Painting, ranging from touch ups and repairs to full interior painting, hanging wallpaper, assembling furniture
Minor appliance repairs (stoves, refrigerators, washers, dryers, etc.)
Coordinate with other vendors to complete more extensive repairs, as needed
Maintain and hold responsibility for Home Depot or Lowes Credit Card and make purchases in fiscally responsible manner. Provide accounting for all parts, equipment and supplies purchased.
Assist with moving furniture, equipment and supplies as needed to include setting up when new homes open or when people move from one home to another as well as assisting with set up and take down for special events to include pickup and delivery of materials and equipment.
Provide job site cleanup: Clean area after work and perform routine trash removal to the dump as needed. Provide bulk trash removal from homes as needed.
Performs other duties under supervisor's direction as needed.
Incorporates safety protocols while performing all job duties.
Keeps work area clean and behaves professionally while performing all duties on site.
Maintenance Technician Key Requirements and Qualifications :
High School Diploma with additional training or certification in related maintenance fields required.
Good English verbal and written communication skills
Four years of general building maintenance or contracting experience
Applied knowledge of techniques of plumbing, painting, electricity, carpentry, HVAC, refrigeration, and locksmithing
Working knowledge of tools, equipment and supplies used in providing comprehensive building maintenance
Extensive knowledge base of occupational hazards and safety practices associated with maintenance work.
Able to stand on feet for extended period, bend, pull, push and lift up to 50 pounds regularly and perform other physical demands for completing essential maintenance functions.
Proficient with computer technology: email (MS Outlook), spreadsheet software (Ms Excel) and word processing (MS Word) including use of mobile technology, tablets, apps, adding photos, navigating software programs for tracking maintenance tickets.
Possesses a valid driver’s license and clean driving record
Possesses most tools and equipment to perform necessary work.
Ability to work legally in the US
Physical Demands : While performing the duties of this job, the employee is regularly required to use hands to finger, handle or feel. The employee is frequently required to sit; stand; walk; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 50 pounds, and occasionally lift up to 100 pounds with assistance. Travel by agency truck or personal vehicle is required daily. The employee may occasionally be asked to operate a moving/larger capacity van as part of the job to move furniture.
Compensation and Work Conditions : Starting pay is $30-$35 an hour depending on qualifications . Eligible for overtime pay. Excellent benefits include health, dental, vision, short term disability and life insurance as well as 401K retirement plan with generous employer match. Paid holidays and 15 days of paid time off (PTO.) Sign on bonus of $750.
The hours of this position are generally M-F 9a-5pm but flexing of hours to enable working some evenings or weekends as needed may be required.
