InCity Properties Holdings, Inc. (www.incityinc.com; “InCity”) is an expanding Puget Sound-based real estate property and asset management company managing both commercial and residential properties. We are responsible for the day-to-day operations and the preservation & enhancement of our clients’ properties.
The Building Maintenance Engineer supports the Lead Engineer to maintain, preserve, and enhance the physical properties managed by InCity. The position is responsible for “keeping an eye” on the properties, responding to various maintenance fixes/repairs/installations as needed, reporting all vendor-required fixes to the Chief Engineer or Assistant Chief Engineer, and ensuring a safe environment and marketable portfolio.
Key Responsibilities include, but are not limited to:
Repair and maintenance: Carry out necessary repairs and maintenance tasks, including plumbing, electrical, HVAC, and carpentry work.
Safety compliance: Ensure all maintenance work complies with safety regulations and standards to maintain a safe environment for all occupants.
Equipment management: Maintain and repair building equipment and tools, ensuring they are in good working condition.
Emergency response: Be available for emergency repairs or issues that may arise outside of normal working hours.
Vendor coordination: Coordinate with external vendors for specialized maintenance tasks and ensure their work meets the building’s standards.
Record keeping: Keep detailed logs of all maintenance and repair work for future reference and budgeting purposes.
Preventive measures: Implement preventive maintenance measures to avoid potential issues and ensure the longevity of the building’s systems and structures.
Team collaboration: Work closely with the building management team to prioritize maintenance tasks and projects.
Continual learning: Willing to train. Stay updated with the latest best practices in building maintenance and apply them as necessary.
Basic Required Qualifications:
Education: High School diploma or equivalent.
License: Washington State driver’s license with no major accidents or traffic incidents
Experience: Worked directly under a supervisor in 100+ unit community.
Schedule: Maintain a regular schedule which may also require working weekends, overtime and holidays.
Emergency response: Experience in handling emergency repairs or issues that may arise outside of normal working hours.
Preferred Experience:
Experience in building maintenance: Have a proven track record of successful building maintenance, ideally in a similar setting of 100+ unit communities.
Technical skills: Experience with various maintenance tasks, including plumbing, electrical, HVAC, Fire life safety and carpentry work.
Certifications: Relevant certifications in building maintenance, safety regulations, or specific technical skills can be a plus.
Problem-solving skills: Experience in identifying, diagnosing, and effectively solving problems.
Vendor management: Experience in coordinating with external vendors for specialized maintenance tasks.
Preventive maintenance: Experience in implementing preventive maintenance measures.
Job Type: Full-time
Pay: $22.00 - $35.00 per hour
Expected hours: 40 per week
