Property Manager
Manages the day-to-day operations of a rental property or properties on behalf of the owner.
Responsibilities include:
Tenant management:
- Screening potential tenants, negotiating and enforcing leases, and managing tenant relationships
Property maintenance
- Inspecting properties for damage, hiring and managing maintenance staff, and completing repairs
Financial management
- Setting and collecting rent, managing the property's budget, and paying taxes and levies
Marketing
- Advertising vacancies, developing marketing programs, and monitoring market trends
Record-keeping
- Maintaining records of income, expenses, signed leases, and complaints
Legal
- Overseeing property insurance policies, coordinating evictions, and following through on delinquent
payments
Reporting
- Preparing regular reports on leasing, variance, and capital, and attending board meetings
Emergency preparedness
- Preparing team members to respond to emergencies and crisis situations
Property managers need to be able to balance firmness and empathy, and to adapt to new technologies,
sustainability practices, and evolving market trends.
