Saint Louis Property Manager - Full-time Position
Arrow Residential Properties is a real estate investment company, run by entrepreneurs with decades of experience in real estate. We own and manage a portfolio of over 500 single family rental properties, with aspirations to grow. The person that would fit well in this role is someone with an entrepreneurial spirit who is a team player willing to wear different hats and looking for an opportunity to grow their career faster than they could in a more established company.

This role is a quarterback-like role as we have several assistants to support you, while you manage the market. Your job is to oversee the market, direct the assistants, and stay on top of all the workstreams. Also, this role is much more than a desk / computer job. The right person for this job would enjoy getting out to market and visiting the properties almost daily.

Responsibilities for this role include:
Leasing
● Manage leasing process from property listing through move-in
● Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units
● Manage application process based on tenant leasing standards
Collections
● Completes weekly and monthly collections reports in a timely and accurate manner
● Accomplish financial objectives by collecting rents, deposits, fees,and initiating payment plans as needed
● Monitor delinquent accounts, make monthly collections calls and provide recommendations for evictions
Tenant Relations
● Owns tenant relationships
● Enforces lease provisions and maintains property by investigating and resolving tenant complaints and service requests as needed
● Upholds outstanding customer service, maintains an upbeat attitude and accomplishes high volumes of work with minimal supervision
Maintenance / Service Request Work Orders
● Coordinate with Portfolio / Renovations Directors to facilitate maintenance across the portfolio
Other duties
● Accomplishes organizational goals by maintaining accountability for completion
● Maintains up to date and accurate files and office organization
● Proficient or interest in becoming proficient in Appfolio
Compensation: $48,000 - $52,000 + 10% bonus

This job will mostly be standard working hours, but in property management, sometimes there are some night or weekend responsibilities, such as needing to show a property or responding to an emergency. Are you willing to handle some items on nights and weekends from time to time?
Are you willing to visit our rental properties on almost a daily basis? Our properties are mostly a couple miles west of downtown, with some smaller pockets scattered near Highway 126.
