Commercial real estate management company is looking for an energetic, well-qualified individual to join our team for performing general porter and maintenance assistance at several managed properties. We are willing to train the right individual.
FLEXIBLE SCHEDULE. PART-TIME HOURS. Majority of business is done Monday – Friday however potential Saturday & Sunday based off projects. Daily schedule is flexible with some work performed during normal business hours. Possible split shift. Starting pay range at $25.00 - $27.25 per hour based on experience with annual escalations and additional pay for standby or emergency call outs.
Employment terms subject to becoming an International Brotherhood of Electrical Workers Local 1547 union member and the Union Collective Bargaining Agreement. Benefits include health insurance (120 hour monthly minimum), holiday and vacation pay, employer contribution to money purchase, legal, and pension fund. Employment is subject to probationary period.
Duties/Responsibilities:
- Performance of general maintenance items throughout several commercial buildings.
- Perform walk throughs of buildings to identify maintenance needs.
- Familiarize self with multiple commercial buildings including locations of mechanical, electrical, elevators rooms, sprinkler risers, janitorial areas, fire extinguisher and fire hydrant locations.
- Obtain knowledge of power, water, gas shutoffs, cleanout traps.
- Monitor common areas and restrooms throughout day, pick up debris, spot clean floors, walls, glass, mirrors, benches,
entries, empty trash/ash receptacles when needed, and other items as necessary.
- Monitor and maintain exterior perimeter of buildings, signage and parking lots/garages and dumpster areas for trash,
graffiti, exterior damage and abandoned vehicles.
- Inspect sidewalks and maintain in broom clean condition. In winter, removal of snow and ice melt applied as need to
sidewalks and building entrances. In summer, sweep or hose down as needed to remain free of debris.
- Provide basic electrical support, change light bulbs, checking for tripped circuits, emergency lighting, etc.
- Provide basic HVAC support, checking thermostats, vents, dampers, etc.
- Provide basic plumbing support; investigate and attend to small leaks, overflows, etc.
- Inspect fire extinguishers periodically.
- Assemble and install various furniture and fixtures.
- Basic landscaping duties when needed (weeding, mowing, watering, etc.)
- Procure materials and tools required for completing work orders.
- Minor repair to tiles, carpet, damaged walls, etc. Touch up painting as required.
- Clear roof and garage drains.
- Assist in holiday decoration and clean up.
- Provide basic vermin control for services not requiring special license.
- Deliver keys, pick up mail/packages/materials as directed.
- Maintain daily electronic task reports and time management reporting. Follow up and close out work orders in
management system.
- Provide building or suite access to vendors/contractors as directed by supervisor.
- Emergency response as needed including phone calls/site visits outside normal business hours on various weekly
schedule.
- Position requires 80% onsite at properties / 20% in company office.
- Report additional maintenance needs to supervisor.
- Other duties as assigned.

- Familiarity with technology. Operating computer and understanding of electronic data entry.
- Must have reliable transportation. Mileage reimbursement providing during working hours.
- Must have valid driver’s license and proof of insurance. Must not have DUI on record and provide current driving record and update as requested.
- Adhere to use of safety equipment when needed.
- Knowledge and adhere to all federal, state, and local laws as well as all policies and procedures contained in manuals issued by Company or as communicated (verbally or in writing) to employees.
- Subject to background check, if applicable.
Physical Requirements:
- Bend, stoop, squat, kneel, push, pull, reach above shoulders, grasp, grip, turning; perform routine maintenance duties.
- Climb stairs: access on floors other than ground level.
- Climb step ladder: perform routine maintenance and light bulb replacement.
- Finger dexterity: scrubbing, working in tight areas.
- Lifting, carrying; Over 100 lbs. occasionally; over 50 lbs. regularly; 10-50 lbs. frequently; less than 10 lbs. constantly
- Vision – essential. Constant need for ability to see road while driving, observe areas needing maintenance
- Hearing – essential. Frequent need (33%-66% of time) to receive instructions from management and detect irregularities while inspecting mechanical rooms.
- Speaking – essential. Must be able to communicate professionally with tenants and with contractors as instruction by supervisor.
Education/Experience:
- High school diploma or equivalent.
- Basic knowledge of building systems.
- 1+ years of similar experience PREFERRED.
- Knowledge or interest in real estate management functions preferred.
