General Maintenance Worker 2
Job Description: Under general direction from department head or designee, performs groundskeeping and maintenance repair duties to keep grounds, buildings, and related equipment maintained.Adheres to all OSHA and/or Ohio University required safety guidelines.PERFORMS UNSKILLED DUTIES AND /OR ASSISTS IN SEMI - SKILLED DUTIES IN ONE OR MORE OF THE FOLLOWING MAINTENANCE AND GROUNDS KEEPING CRAFT AREAS :General Carpentry:
CARPENTRY : Minor repairs &/or replacement of doors, windows, walls, steps, floors, roofs, and/or gutters; installs screens & shelving.
CARPET / TILE : Maintenance, alteration and/or repair of all types of surface finishes (e.g.: carpet, padding, vinyl floor tile, vinyl base, wallpaper, and etc).
MASONRY : Mixing, pouring, laying and finishing concrete; repairing and replacing concrete sidewalks, floors, walls, steps and/or other similar structures; laying bricks, blocks and/or tile; sets marker stakes and making forms.
PAINTING AND PLASTERING : Paints window frames, tables, chairs; painting of building interiors, sheds, piping, valves, rooms, and equipment. Preparing surfaces for plastering (e.g., replaces broken metal or wooden lathes, chips out broken plaster) and mixes plaster; assists with repairing walls, floors, walks & other parts of buildings – replacing tiles, blocks and/or bricks; assists with patching concrete.
Building Systems Maintenance
HVAC and CONTROLS : Routine installation, maintenance, repair of heating, air conditioning, refrigeration equipment, and installation of controls and devices related/associated with heating and air conditioning. Routine replacement & maintenance of filters, belts, sheaves, motors, shafts, bearing, & other mechanical equipment; cleans filters, louvers, coils, fans, etc. Such task shall be in coordination with supervisor or higher-grade maintenance repair worker.
ELECTRICAL : Minor electrical repair (e.g., bulbs & ballasts, lighting fixtures, switches, relays, fuses, breakers, outlets, security devices, smoke detectors); assists with inspecting & replacing equipment.
LOCKSMITH : Routine maintenance and installation all types of locks and related/associated hardware.
PLUMBING : Maintenance, replacement, minor installation, and repair of plumbing equipment and fixtures (e.g., water and steam lines, sewer pipes, plumbing fixtures, pumps, regulators, valves, faucets, toilets, sinks, bathtubs, piping).
SHEET METAL : Routine installation, fabrication, & repair of metal roofs and related fixtures, fittings, and metal parts.
SHOP CLEANUP AND ORGANIZATION : Performs custodial related duties (e.g., delivers materials and equipment; cleans shop area).
LIFE SAFETY : Maintaining, testing, installing, and repairing fire alarm systems and components (e.g.: smoke detectors, heat detectors, horn/strobes, flow switches, fire panels, fire extinguishers, etc).
Grounds Maintenance:
MOWING AND TRIMMING : Mows and edges lawns; weeds and waters lawns and flower beds; trims shrubs.
SITE CLEANUP : Keeps grounds clean (e.g., picks up papers & other debris; operates vacuum sweeper to clean sidewalks and parking lots when necessary).
SNOW AND ICE : Removes snow and ice with hand shovel and broom; applies salt to snow and ice; operates power snow shovel when necessary .
GROUNDS EQUIPMENT AND GENERAL TOOL MAINTENANCE : Does routine maintenance of grounds equipment (e.g., cleans, paints, oils, sharpens, filters, belts, fluids, etc.) and more highly skilled mechanical maintenance and repairs associated with small engines. Responsible for safekeeping and sharpening of tools, lubricating and maintaining related maintenance equipment.
FERTILIZATION : Fertilizes lawns, trees and shrubs when assigned; plants trees, shrubs and other plants when assigned; seeds and sods lawns; sprays to control insects and disease as needed, under the supervision of a licensed individual.
Miscellaneous Other:
WORK ORDER SYSTEM : Completes necessary documentation for Computerized Maintenance Management System ( CMMS ).
Performs other related duties as requiredMinimum Qualifications:
Knowledge of methods, materials, and equipment used in safety areas, turf and shrub, snow removal, and building maintenance.
Basic knowledge in skilled craft areas listed above.
Demonstrate dexterity in use of hands for basic skills in use of hand and/or power tools.
Ability to read and write common vocabulary in sentence structure.
Ability to add, subtract, multiply and divide whole numbers, calculate decimals, percentages and fractions.
Ability to carry out detailed instructions in written or oral or pictorial form.
Skill in operation of various types of mowers, weed eaters, snow removal equipment, and other maintenance equipment.
Ability to follow safety procedures, mix cleaning compounds, and operate related equipment.
Demonstrated willingness to work with diverse populations.
Ability to work alone or as part of a work unit.
Ability to work in any weather condition.
Ability to lift up to 50 pounds.
6 months related experience in general maintenance repair and grounds work and use of associated hand and power tools and equipment.
Valid Driver’s License.
Successful completion of test may be required.
May climb ladders, be exposed to extreme temperatures, work in cramped, dirty conditions; works outside under all weather conditions; may work with potentially dangerous chemicals and equipment.
An established pattern of good work habits and performance with good interpersonal skills.
