LIHTC Property Manager
LIHTC Property Manager – The Property Manager will provide high-level support to the Knik Tribe Housing Director.
Duties and Responsibilities:
Receive and screen visitors and emails/telephone calls, assist clients via phone or in person, respond to requests, refers requests to appropriate staff and/or recommend action.
Ensures completeness of applications and accuracy of supporting documentation by directly communicating with applicants and keeps them current on the progress of their application.
Maintain a variety of office and specialized records, files, listings and other housing department data.
Assist in determining eligibility of Housing Services applicants.
Organize and maintain electronic and paper files, pulls files upon request, create files, duplicate and distribute copies of records and files as needed.
Monitors and administers the Low-Income Housing Tax Credit (LIHTC) program and Market Rate Rental program to include monitoring accounts that are due, accepting rent payments, prepares mail out letters, follows up on accounts, inputs information into housing data systems.
Monitors progress of client collections, payments, and posts eviction notices.
Monitor, conduct and track annual inspections on rentals.
Monitor and enforce compliance with rental agreements, lease terms, and applicable laws. Including addressing tenant complaints, violations, and problems.
Coordinates and oversees cleaning/repairs in tenant evictions or vacated Housing units.
Follows applicable Knik Tribe policies and LIHTC compliance.
Research and assemble information from a variety of sources for the preparation of records, reports, etc.
Log and track complaints from tenants, ensuring that appropriate responses are complete.
Attend job-related trainings, workshops, and classes as directed by the Housing Director.
Perform all other duties as assigned.

Required Requirements:
Alaska Real Estate Brokers License, preferred.
Two (2) years’ experience with LIHTC, Market Rate Housing Rentals, and Hud regulations.
Two (2) years’ experience with tenant screening, enforcing evictions, managing tenants, enforcing lease agreements, collecting rent, property maintenance, marketing properties, carrying out inspections.
Alaska driver license and clean driving record.
Clean state and federal background check.

Schedule: Monday – Friday; 8:00 am – 5:00 pm
Salary: $24.00 - $30.00 per hour DOE/E. Full-time employees will receive full benefits to include: Federal Employee Health Benefits (FEHB) medical, dental, vision, life insurance, paid leave and holidays, and retirement plan with matching contributions.
