Seeking an Experienced Property Manager in Hampton Roads
Job Summary: As a Leasing Agent, you will play a crucial role in the success of a real estate property management company by assisting with the leasing and rental process. Your primary responsibilities will include showing rental units to prospective tenants, property inspections, and managerial office work.
Key Responsibilities:
Property Showings: Conduct property showings to prospective tenants, highlighting the features and benefits of available rental units. Provide accurate and detailed information about the property.
Application Processing: Assist applicants in completing rental applications. Collect and review required documents, such as credit reports, references, and income verification.
Tenant Screening: Perform background checks, credit checks, and reference checks on applicants to assess their suitability as tenants. Follow company policies and fair housing regulations throughout the screening process.
Lease Agreement: Collect security deposits and first month's rent in accordance with company policies.
Tenant Communication: Maintain open and clear communication with tenants throughout the leasing process, addressing any questions or concerns promptly.
Marketing: Collaborate with the marketing team to promote and monitor available rental units through various channels, such as online listings, social media, and local advertising. (Facebook, Hotpads, NextDoor)
Property Inspections: Conduct periodic property inspections to ensure units are well-maintained and address any maintenance or repair issues promptly.
Administrative Tasks: Maintain accurate records of leasing activities, applications, and tenant information. Assist with administrative duties related to the leasing process.
Billing and Expenses: Enter and maintain accurate balances for vendors, service providers, and owners.
Office Tasks: To include but not limited to filing, updating, and printing documents for staff and tenants.
Qualifications:
High school diploma or equivalent; some college coursework in real estate or a related field is a plus.
Real estate or property management experience is preferred but not required.
Strong interpersonal and communication skills.
Knowledge of fair housing laws and regulations.
Basic computer skills, including familiarity with property management software.
Detail-oriented and organized.
Ability to work independently and as part of a team.
Flexibility to work evenings and weekends, as needed.
Work hours:
Monday - Wednesday, Friday and Saturday; 9am - 6pm with an hour for lunch
Compensation:
$14-$20 an hour dependent on experience, including bonuses and mileage
