Job Summary:
We are seeking a motivated and detail-oriented Property Manager to oversee a 20-unit apartment building in West Hollywood, with additional responsibility for managing 33 units in nearby locations. This role offers a unique opportunity for a professional looking to advance their career in property management with a reputable real estate firm. As the on-site Property Manager, you will play a pivotal role in maintaining property standards, ensuring tenant satisfaction, and handling the day-to-day operations.
Key Responsibilities:
Tenant Relations:
Act as the primary point of contact for tenants, addressing their needs and inquiries.
Facilitate move-ins and move-outs, ensuring a smooth tenant transition.
Handle tenant disputes, enforce lease terms, and ensure tenant compliance with property rules.
Leasing and Marketing:
Coordinate and conduct property tours for prospective tenants.
Manage vacancy postings, respond to inquiries, and process applications.
Execute lease agreements, renewals, and rent collection.
Maintenance Coordination:
Conduct regular property inspections and ensure all units and common areas are well-maintained.
Schedule and oversee maintenance requests, working with vendors as needed to ensure timely repairs.
Ensure compliance with safety standards, including upkeep of smoke detectors, fire alarms, and emergency exits.
Administrative Duties:
Manage rental payments, track delinquencies, and serve notices as required.
Maintain organized records of tenant documents, leases, and maintenance logs.
Prepare regular reports on occupancy, maintenance, and rental income.
Qualifications:
Experience: 2+ years in property management or a related field, with on-site experience preferred.
Knowledge of Local Regulations: Familiarity with local housing and landlord-tenant laws is a plus.
Skills: Strong organizational, communication, and customer service skills.
Tech Savvy: Proficient in property management software, basic accounting, and Microsoft Office.
