Property Maintenance / General Handyman

Type of position: Full time - temp to hire

Payrate: $20/hr.

Schedule:

Monday- Friday 8:00am – 4:30pm

On call 24/7 as needed to assist management for emergencies

Schedule may change from time to time based on the needs of the property

Goals and Objectives:

The following is a description of the objectives and responsibilities of our maintenance person. This job description is not all-inclusive. Maintenance and cleaning projects will arise as the needs require. The maintenance person is expected to complete the tasks assigned to them.

Our goal is to provide the highest quality maintenance services to the condominium building and grounds in a safe, timely, and efficient manner. In this regard, punctuality, diligence, and teamwork. Maintenance personnel are expected to take pride in their work and to show courtesy and respect for our condominium owners and tenants and fellow employees.

Supervision:

Your primary supervisor is the Resident / Site Manager, Property Manager and or Board President.

Essential Job Functions: (These items are a general guideline and not limited to the following)

Pushing, pulling and or lifting 50 lbs. or more, constant walking, standing, bending, kneeling, climbing stairs, and working on ladders are required (eight hours or more in a single day). Work will consist of being in the elements sun, heat, rain, and wind; job environment includes, but is not limited to, being subjected to dust, noise, and odors.

Painting & Light Carpentry work

- Proper preparations such as wire brushing rust, drop cloth use, use of painter’s tape and posting signs if needed

- Paint and touch up common areas as needed to help the property from looking weathered and worn down.

Electrical Work

- Changing light bulbs

- Our policy is to replace burnt light bulbs and other small repairs within 24hours of notification except weekends, check security log daily.

- Replacing ballast’s (if in doubt contact management)

- Installing “basic fixtures”

- Property Light Audit (replace bulbs as needed within 24 hours)

Plumbing Maintenance (Common Areas Only)

- Handle common bathroom clogs in common area

- Replace common area toilet flush mechanisms

- Temporary Repair minor leaks & report to management.

- Research leaks in the building when they occur and assist vendors as needed.

Landscaping

- Common Area Curb Appeal

Custodial

- Clean and wash down pool area daily (if needed)

- Monitor pool chemicals, brush and clean the filters daily. Vacuum, back wash filter and add chemicals as needed. (To be done 1st thing in the morning)

- Maintain a clean Utility and Maintenance rooms

- Clean room and exercise equipment daily, report to management any broken and or damaged equipment.

- Wipe down elevators at the end of the day.

- Wash down and disinfect behind large trash bins and trash area

- Spray for roaches in trash room and trash bins as needed

- Disinfect and deodorize trash room as needed

- Transfer trash from one bin to the other when the bin under the chute is getting full (when and if it is safe to do so)

- Compress trash in the bin that is not under the chute. Only, if necessary, should you exchange bins to put the less full bin under the chute. Use two people to accomplish this task.

Additional Job Functions

- Assist as needed if called upon by him/her to carry heavy items, etc.

- Power wash common areas as needed and directed.

- Pad the elevator; floors and openings for moves, deliveries, and contractors bringing in/out equipment.

- Posting and removing notices / delivering notices to units

- Checking mechanical items, Cooling Tower, Heat pumps, pumps etc. advising management of status of such equipment.

- Checking for pipe leaks periodically.

Other Tasks

- Review the maintenance log for problems or maintenance items notes by the manager for repair or attention every morning and throughout the day.

- Check Security log daily for lights that are out or other items that need attention.

- Keep a neat and organized work area, take inventory and plan efficiently on ordering and picking up supplies.

- Keep timely and correct timecards & submit cards by 10am on payroll date.

- All work equipment must be safely stored away at the end of the day. No equipment should be left in common areas, under stairwells, electrical rooms.

- Complete projects and tasks in a timely and efficiently manner

- Keep the office updated throughout the day on what has been completed and keep a detailed log.

QUALIFICATIONS

2+ Year of Related Apartment Maintenance Experience

Knowledge and Skills in Plumbing, Electrical, and General Maintenance

CADL, Clean DMV and Reliable Transportation
