Job Description Project Manager with Family Medical
Hours: 6:30am to 3:30pm
Our General Contracting company is a family-owned business that has been servicing Hawaii communities for over 38 years in foundation underpinning work and building envelope repair work. Our company is growing and looking for new team members who are highly motivated to take lead on the project.
Job Purpose
Responsible for the profit and loss of each job and to ensure the monthly invoices are prepared by the accounting department and distributed in a timely manner. Manages all aspects of projects from inception to conclusion.
Duties and Responsibilities
Become the designated point of contact on assigned projects as well as liaison as required with Board Directors, Committees and/or Commissions.
Develop and maintain on-site positive relationships with all employees starting with the GC and/or Owners for a successful project.
Coordinate Mobilization of Equipment & Material with Managers, the Superintendent and/or GC.
Collaborate with the Project Coordinator to complete submittals as required for the project.
Collaborate with the Project Estimator on the preliminary project schedule and conduct the project hand off meeting between Estimator and Manager.
Coordinate and finalize schedules. Monitor and track schedules to complete projects on time. Work with the Superintendent to get project back on schedule when behind.
Develops and maintains resource information on products, vendors, subcontractors, government requirements, etc.
Coordinate and schedule subcontractor work.
Communicate daily with the Foreman pertaining to the project and retrieve production info.
Coordinate with the Engineer, the Superintendent and/or GC regarding the test installation scope of work including mobilization and demobilization.
Put together and submit invoices and change orders as soon as able. Monitor, track and follow up using the CRE Accounting System. Resolve discrepancies when they arise.
Track the budget frequently, LME and communicate any issues with the Foreman and Superintendent.
Monitor quality of work and ensure safe work conditions for all employees. Carry out and complete inspections. (frequency)
Secondary Duties and Responsibilities
Follow up on prospective leads; maintain contacts for future opportunities.

Schedules meetings with leads to determine services needed.
Attend market outreach events, trade shows, host lunch & learns and one-on-one with contractors and engineers.
Interact with the customer throughout the project, ensuring all needs are met; attend organizational meetings when required.
Reviews requests for estimates and understands scope of work to bid.
Creates take-offs of documents onto spreadsheets based on plans, verifying plans onsite.
Obtains RFQs and pricing from engineers, subcontractors, materials manufacturers and shipping quotes.
Prepares cost analysis and proposal by calculating labor, material, equipment, subcontractor and overhead costs incurred for the project. Collaborate with President and/or Lead Estimator
Ensure all permits are in place.
Makes an estimate where predetermined standard(s) are not available.
Informs immediate supervisor of any observed inaccuracies or omissions in quoted items or computer database.

This position has support staff and is responsible for assigning/reviewing work to the Project Coordinator.
Working Conditions
This job generally operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The employee is exposed to a variety of extreme conditions at job sites. The noise level in the work environment and job sites can be loud, dusty, and dirty.
Physical Requirements
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to climb up on rigs and lifts; stoop, kneel, crouch in tight crawlspaces. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. This position requires the ability to occasionally lift material and equipment, up to 40 pounds.
Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 6:30 a.m. to 3:30 p.m. or as required. Travel Travel is primarily local during the business day, although some projects may require more out-of-the- area and overnight travel.
Education and Experience
High school graduation, or its equivalent.
At least three years of experience in civil and/or structural engineering design and construction, including at least two years of experience in project management or a related field; or graduation from an accredited university with a degree in civil engineering or related field and two years of progressively responsible engineering experience; or any equivalent combination of experience and training that provides the required knowledge, skills and abilities.
Preferred Education and Experience
Bachelor’s Degree
Three to five years’ experience working in an architect’s (or engineer’s) office, construction administration or construction contractor’s office or in a related field.
Working knowledge of construction documents (plans and specifications).
Work Authorization/Security Clearance
Valid driver’s license.
Ability to obtain security pass to federal job sites.
