SCOPE:
Job Responsibilities of the Rental Maintenance will be responsible for common area and apartment repairs in the scope of plumbing, electrical, and carpentry. Will also handle all aspects of the property's maintenance, interior and exterior building inspections, and preventive maintenance. RESPONSIBILITIES:
Customer service is a priority, and attention to detail are critical skills to ensure the satisfaction of our tenants
Efficiently completes all daily work orders
Communicates any delays in completing a work order with the supervisor in management office
Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances and carpentry
Work with office team to ensure all turn-over repairs and services are completed and on schedule
Maintain accurate records for preventative maintenance-building mechanicals, service requests and apartment turn-over status
Respond to after-hours on-call emergencies
Stay current on all applicable building codes and safety standards
Maintain trash
Other duties as assigned
QUALIFICATIONS:
Basic knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers
Customer service
Professional, courteous, and friendly demeanor
Team-player
Must have a clean driving record and personal, reliable transportation for on-call emergencies
Minimum high school education or equivalent
Valid driver's license
Minimum 1 year of experience in general maintenance
PHYSICAL REQUIREMENTS:
Ability to lift 50 – 100 lbs. following appropriate safety procedures.
Work in an upright standing position for long periods of time.
Ability to crawl in small and tight spaces.
Work in different environmental working conditions (e.g. heat, cold, wind, rain).
o Walk and climb stairs, handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Communicate, receive and exchange ideas and information by means of the spoken and written word.
o Ability to quickly and easily navigate the property/building as required to meet the job functions.
Repeat various motions with the wrists, hands and fingers.
Ability to detect auditory and/or visual emergency alarms.
COMPENSATION: $17.00 - $20.00/Hourly(Based on experience)salary plus 5% quarterly bonus and 20% housing discount
