Position Summary
The Senior Project Manager (SPM) manages the administrative activities of a project to ensure the fulfillment of contractual requirements while meeting the company's safety, budget, and schedule goals. These roles will provide timely and constructive feedback or corrective action to ensure that each team member contributes to the success of the project and company. The Senior Project Management role drives lean initiatives forward for their area of responsibility. The SPM provides direct supervision to large projects of $50 million to $100 million in size or several smaller teams at different project sites.
Key Responsibilities
· Financial
. Establish and implement project buyout and procurement.
. Approve subcontractor and vendor invoices for payment. Ensure invoices are properly and promptly submitted and timely payment is received.
. Manage preconstruction process and the relationship with the owner, architect/engineer, construction manager, and other contractual partners. Includes coordinating with Estimating Department on preconstruction estimates, obtaining pricing from subcontractors and vendors to assist estimators, developing site logistics and phase plans, developing project schedule, support project permitting process, billing and obtaining Building Permit
. Ensure all project logs, documents and records are up-to-date and available to all necessary parties
. Manage generation and execution of submittal plan, including responsibilities and dates to ensure that the construction activities meet schedule requirements.
· Employee Development and Relations
. Mentor and coach direct reports including supporting leadership development programs. Conduct. Conduct annual performance reviews with administrative direct reports. Set developmental goals and monitor
. Develop the project team’s change management strategy. Prepare and submit change orders to the owner's contract according to the contract requirements.
· Subcontractors and Vendors
. Attend subcontractor pre-installation meetings to develop and execute a quality control plan
. Review subcontractor and vendor quotes regarding scope, pricing, and schedule to ensure complete coverage of the work.
· Procurement
. Review and finalize initial project budgets, identify and mitigate threats to the project’s budget goals and cost
. Responsible for reviewing, managing, and fully administering the owner contract.
. Create, issue, and achieve execution of Letters of Recommendation.
· Safety
. Adhere, promote, and maintain the site-specific safety plan, compliance with OSHA and other safety regulations throughout the project site.
. Promote safety awareness through effective communication and provide consistent project inspection for possible safety issues to be immediately corrected when identified.
. Lead/participate in project safety meetings including weekly meetings and safety incident reviews.
. Track project performance as measured by incident rate and cost/man hour.

Minimum Job Requirements
· Bachelor’s Degree, in Business, Engineering or Construction Management, preferred
· Thorough knowledge of contract documents, materials, equipment utilization, scheduling, productivity analysis, construction operations and cash flow procedures is essential.
· 10 years of experience successfully managing administrative activities on a construction project
· Must be able to supervise multiple project managers, potentially across projects that are geographically disbursed.
