OVERVIEW

The Maintenance Coordinator provides day-to-day operations support of rental properties to Property Managers. The ideal results-oriented candidate must be creative, resourceful, work with a sense of urgency and enjoy working within a small, entrepreneurial environment, and must also be able to deal with ambiguity and fluctuating schedules and projects.

This is NOT a remote position. The individual must be physically on the island of Oahu to attend to properties in-person.

Real Estate license is NOT required for this position.

SUPPORT TO PROPERTY MANAGERS:

- First line of response for owners and guests regarding property maintenance and repair questions, concerns, and requests.

- Coordinates, schedules, and supervises all contractors on projects, repairs, and maintenance and ensures the work completed is satisfactory.

- Quality control of property condition and readiness for guest arrival/departure

- Negotiates maintenance contracts and one-time service orders

- Conducts regular inspections and audits to ensure compliance with established guidelines and safety regulations.

- Maintains inventory and replenishes property supplies in a timely manner

- Communicates with homeowners regarding ongoing or required maintenance

- Handles miscellaneous maintenance tasks such as lightbulb replacements, tightening loose doorknobs, or cleaning - HVAC unit air filters, as necessary.

REQUIRED SKILLS

- Handyman skills with basic tools

- Technical knowledge of building and equipment repair

- Effective supply management

- Scheduling skills

- Experience with vacation rentals in the state of Hawaii

- Effective communication skills

- Tech savvy

- Strong organizational, listening, judgment, decision making, verbal, written, and comprehension skills.

COMPENSATION AND BENEFITS

- $44K annual salary

WORK SCHEDULE

- Normal hours are 9am to 5pm but follows an on-demand schedule that at times requires work after business hours, weekends, and holidays.

- Mobility is expected. Availability is imperative.

- Driving island wide is required.
