Construction Project Manager

As an Ancillary Project Manager, you will support the Project Managers, while also managing your own projects at a smaller scale, taking responsibility for project performance including cost, schedule, quality and project status. You will be responsible for managing the initiating, planning, executing, monitoring and controlling and closing phases, coordinating project tasks, budget and stakeholders, while following project management principles and best practices. Also, you will be involved in subcontractor negotiations, liaising with owners, engineers and sub-trades as well as management of technical and financial aspects of contract. You will be responsible for ensuring that the project is completed safely, on schedule, within budget and in compliance with the contract, project management best practices, company policies and procedures and legislation and labor requirements.Key Job FunctionsWill oversee and be responsible for recurring repairs and involvement with planned and funded capital improvement projects for the facility.Competitively bids and prepares vendor contracts to assure high quality and cost-effective services to facilities per request by client.Financial knowledge necessary for reading and understanding budgets, budget variances and basic reporting as required by management.Must provide management, supervision and shall be responsible for the efficient, effective, economical, and satisfactory operation, scheduled and unscheduled maintenance, and repair of equipment and systems located within the property line to include the following:Electrical systems and equipment including emergency generatorsMechanical, plumbing, energy management control systems (EMCS) where applicable, and heating, ventilation, and air conditioning (HVAC) systems and equipment.Fire suppression systems, life safety systems and equipment.Service request desk operations, to include record keeping using a computerized maintenance management system(CMMS) as well as other administrative functions.Electric and/or hydraulic systems such as vehicle barriers, dock levelers, upstroke pit baler, electric sliding glass doors.Roof and Roofing systemsMinor Structural and Architectural systems requiring skilled carpentry-includes items such as: incidental repairs to doors, walls (i.e. patch and paint less than 400 square feet of wall space), picture hanging, mounting soap/towel dispensers, wall tile repair, etc.Elevator and vertical transportation systems, including elevator key systems.Child care center playground equipment (all facilities equipment associated with a child care center is included to the extent similar equipment is included for the main facility).Janitorial ServicesGrounds MaintenancePest Control ServicesEnergy Management SystemsAdditional services may be ordered at the discretion of the Government for work relating to the operations, maintenance and repair or upgrade of the covered facilities, but not covered in the basic services of the contract, as described in this document.
