Apartment Maintenance/Service Technician
Job description
The Service Technician (ST) performs, and will be trained to perform, various corrective and preventive maintenance duties and special projects necessary to maintain and enhance the community, including, but not limited to, HVAC, plumbing, electrical, carpentry, grounds duties, etc. This individual works under supervision or with others, to ensure the community meets or exceeds the standards set by Wagenbrenner Management Inc.
JOB DUTIES
Completes maintenance work, maintenance service requests, and special projects based on experience and ability, to include, but not limited to, specific carpentry, plumbing, painting, snow removal, electrical, HVAC, masonry and other general maintenance in accordance with Company standards and local city, state and federal building codes when applicable. Provides on-call maintenance for evenings, weekends and holidays as scheduled. Updates the status of all work orders.
Executes the Make-Ready/Turn process, as well as inspects rent ready apartments to ensure all maintenance items are completed and the apartment is ready for move-in.
Inspects the physical apartment site including all roofs, garages, carports, driveways, streets, stucco, siding, pools, building, recreational facilities, identifying all areas in need of immediate or future repairs and maintenance.
Performs other duties as assigned based on ability and training.

PERFORMANCE OBJECTIVES
Include, but not limited to, Service Request Resolution in 24 hours, Service Request Quality, Unit Turn Timeliness, Customer Service Feedback, Move-in Quality, Team Membership, Curb Appeal, Net Operating Income and special projects.
PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE
Has 1-3 years experience in maintenance or related experience that can be confirmed. Can be trained to perform maintenance related to painting, carpentry, electrical, HVAC, plumbing, emergency/security systems, and pool maintenance based on ability and experience. Must possess effective oral and written communication skills; provide exceptional customer service; is able to operate hand tools; has knowledge of basic First Aid and Safety procedures; has a High School Diploma or equivalent; and must have a valid driver's license. Supplemental specialized courses in HVAC, plumbing, electrical, etc., are a plus.
WORK ENVIRONMENT
The ST I works on-site at an apartment community or scattered site and interfaces with external/internal customers, residents, and vendors on a regular basis. The position work schedule (days/hours) varies depending on the property. Hours are usually scheduled within 9 am – 6 pm and may be scheduled to work weekend days (Sat/Sun). Must be available to work over-time as needed and work on-call rotation schedule. The ST I should be flexible and readily available depending on the needs of the property.
PHYSICAL REQUIREMENTS
The ST I physical condition requirements must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl. May be required to lift and/or move up to 50 pounds and operate power tools. Must be able to drive during the course of work.
