Job Summary:
We are seeking a detail-oriented and experienced Renovations Manager / Project Manager to oversee our fix-and-flip projects. This role involves managing all phases of renovation from planning and budgeting to execution and completion. The ideal candidate will have a strong background in construction management, excellent organizational skills, and the ability to effectively manage subcontractors and vendors.
Responsibilities:
Project Planning: Develop detailed project plans, timelines, and budgets for renovation projects. Conduct site evaluations to assess renovation needs and potential issues.
Budget Management: Create, manage, and track project budgets to ensure cost-effective renovations, including sourcing materials and negotiating prices with vendors.
Team Coordination: Hire and supervise subcontractors and construction crews, ensuring all work is performed to the highest quality standards and within the assigned timeline.
Permitting and Compliance: Obtain necessary permits and ensure all renovations adhere to local building codes and regulations.
Quality Control: Conduct regular inspections of ongoing work to ensure compliance with project specifications and timelines.
Communication: Serve as the primary point of contact for clients, providing updates and addressing any concerns throughout the project lifecycle.
Problem Solving: Identify and resolve issues that may arise during the renovation process quickly and effectively.
Documentation: Maintain accurate records of project progress, including budgets, timelines, contracts, and change orders.
Requirements:
A minimum of 1-3 years of previous supervisor or management of residential properties or renovation experience.
Previous experience overseeing multiple projects at the same time.
Strong financial and analytical acumen.
Proven experience maintaining client and vendors relationships.
Excellent leadership abilities, problem solving techniques and conflict resolution skills.
Strong communication skills, both verbal and written.
User knowledge of MS Word, Outlook, Excel and mobile devices.
Some college level coursework or trade school education preferred.
