Apartment Maintenance Technician Supervisor
About Us:
We are looking for a dynamic and motivated working Maintenance Supervisor to lead and oversee our team in maintaining a high standard of service for our 400+ unit apartment community. If you have prior supervisory experience in maintenance and are passionate about delivering exceptional service while managing a skilled team, we want to hear from you!
Key Responsibilities:
Lead & Supervise: Directly oversee and support the maintenance team, ensuring that daily operations run smoothly and efficiently. This is a working supervisor position.
Team Management: Motivate and coach team members to achieve high performance, ensuring tasks are completed correctly and on time.
Service Requests: Ensure the timely completion of emergency and non-emergency service requests, with attention to detail and resident satisfaction.
Quality Control: Perform regular inspections of work to ensure adherence to company standards and quality. Provide feedback and follow up on all maintenance tasks.
Overtime & Budgeting: Monitor and manage overtime hours to stay within budget while ensuring all work is completed efficiently and effectively.
Preventive Maintenance: Oversee and ensure monthly preventive maintenance tasks are completed to keep systems running smoothly and avoid potential issues.
Vendor & Key Control: Monitor vendor performance and key control to ensure compliance with company guidelines and policies.
Cost Management: Manage “make-ready” timelines and perform maintenance duties in a cost-effective manner without compromising quality.
Customer Service Excellence: Maintain a positive, service-oriented environment by presenting a professional appearance and fostering a courteous, friendly attitude with residents and team members alike.
Qualifications:
Proven experience in a supervisory or leadership role in apartment maintenance or a similar field.
Strong technical knowledge of building systems, plumbing, electrical, HVAC, and appliance repair.
Excellent organizational skills, with the ability to manage multiple tasks and priorities.
Ability to motivate, coach, and develop a team of technicians to achieve company goals.
Ability to work independently, efficiently, and under pressure when needed.
Strong communication skills and a customer-first attitude.
