Handy Maintenance Tech - Property Apartments
The Technician is responsible for ensuring that apartment units and other property facilities are in good condition. Also, needs to be able to diagnose and repair:
Electrical appliances and outlets.
Plumbing.
Carpentry.
Locks.
Dry-Wall.
Among other repairs.
This position also follows planned preventive maintenance scheduled and follows up with residents after repairs are completed. Required to work on-call, irregular hours (evenings, weekends), or overtime hours as needed.
Being bilingual is a PLUS (Spanish / English).
These certifications are a PLUS:
HVAC.
CPO.
Essential duties and responsibilities:
Prioritize and handle Service Work Orders efficiently.
Examine and diagnose problems with A/C for individual apartment units; makes repairs and/or replacements according to standard procedures.
Performs maintenance: replacing filters and cleaning coils, etc.
Repair or replace all or part of heating units in the same manner as A/C units.
Repair and/or replace kitchen appliances that are in the property such as refrigerators, stoves, garbage disposals.
Performs minor to moderate-level plumbing repairs and replacement/installation toilets and sinks, unclogging toilets, sinks, tubs as requested.
Repair and/or replace light fixtures and perform other minor electrical work.
Repairs locks and other miscellaneous repairs on the property.
Perform swimming pool maintenance work or other duties to keep the property landscape in order.
Responsible for miscellaneous duties as assigned.
Required Skills:
Knowledge of heating and air conditioning unit repair and maintenance.
Basic knowledge of the repair and maintenance of other household appliances, plumbing, and lighting fixtures.
Ability to communicate with residents and co-workers in a friendly manner to understand work to be done.
Ability to lift weights of over 50 lbs.
Skills in using common and specialized tools efficiently to make repairs and perform maintenance duties.
