Job Description:

We are seeking a highly motivated Property Manager with hands-on experience in carpentry, drywall, roofing, plumbing, and electrical systems to oversee maintenance operations and manage subcontractors effectively on job sites. This is a field job, not a desk job. The ideal candidate must be available 24/7 to answer calls and handle emergencies. Additionally, this role requires the supervision of approximately 15 subcontractors on-site and working every other Saturday with the clerk department and collections team.

Key Responsibilities:

On-Site Supervision: Manage and oversee subcontractors for property repairs and renovations, ensuring quality and timely completion.

Maintenance Oversight: Utilize expertise in various trades (carpentry, drywall, roofing, plumbing, electrical) to diagnose issues and ensure high-quality property upkeep.

Emergency Response: Be available 24/7 to respond to urgent maintenance requests and tenant emergencies.

Tenant Relations: Address tenant inquiries and complaints promptly and professionally.

Inspections: Conduct routine property inspections to identify maintenance needs and ensure compliance with safety standards.

Financial & Collections Oversight: Collect rent, manage budgets, assist in collections, and maintain accurate financial records.

Administrative Tasks: Prepare leases, manage move-ins and move-outs, and maintain detailed property records.

Marketing & Leasing: Support tenant retention and ensure high occupancy rates through effective marketing strategies.

Qualifications:

Proven hands-on experience in carpentry, drywall, roofing, plumbing, and electrical systems.

Minimum of 3 years of property management experience, managing both residential and commercial properties.

Strong leadership skills with the ability to supervise 15+ subcontractors on job sites.

Ability to multitask, prioritize, and handle responsibilities for a large property portfolio.

Excellent communication and organizational skills.

Proficiency in property management software and Microsoft Office Suite.

Valid driver’s license, clean driving record, and reliable vehicle (required for job site visits).

High school diploma or GED (required); a bachelor’s degree in property management, business administration, or a related field is a plus.

Work Schedule:

Monday–Thursday: 8:00 a.m.–5:00 p.m.

Friday: 8:00 a.m.–6:00 p.m.

Every other Saturday: 8:00 a.m.–12:00 p.m. (or as needed)

Additional Requirements:

Pre-employment drug screening and/or background checks.

Must be available 24/7 for emergency calls.

Willingness to work in the field and supervise job sites.

Ability to work under pressure and solve problems efficiently
