Job Title: Apartment Building Porter, Handyman and Concierge

PAY RATE: $30 per hour plus vacation, health insurance and other benefits after waiting period

Job Summary: We seek a reliable and hardworking HANDYMAN-PORTER to assist in maintaining a Manhattan luxury residential property. This role combines janitorial duties with essential maintenance and repair work to ensure residents' safe and comfortable living environment. It also requires one weekend shift to manage the front desk and be a courteous concierge in charge of security and package acceptance.

The ideal candidate has two or more years of experience working within the building services industry, speaks clear English, and can handle various building maintenance tasks. Applicants will be required to furnish references.

Key Responsibilities:

Porter Duties:

Maintain the cleanliness of common areas, including lobbies, hallways, stairwells, elevators, and outdoor spaces.

Sweep, mop, and vacuum floors; remove trash and recycling from designated areas.

Clean and restocked restrooms in common areas.

Maintain exterior grounds, including sidewalks, parking areas, and landscaping.

Assist with snow removal and de-icing walkways as needed.

Report any safety hazards, maintenance needs, or security concerns to management.

Handyman Duties:

Perform minor repairs on plumbing, electrical systems, and HVAC units.

Patch and paint walls, repair doors, windows, and fixtures as needed.

Replace light bulbs, locks, and other common maintenance items.

Address basic appliance issues in residential units and common areas.

Conduct routine inspections and preventive maintenance of building systems.

Work with outside contractors and vendors for specialized repairs when necessary.

Concierge Duties and Package Management: (one weekend shift per week)

Greet and assist residents and guests in a professional, welcoming manner.

Handle resident inquiries, requests, and concerns efficiently.

Monitor building entry, ensuring only authorized individuals gain access.

Verify and log visitors, contractors, and deliveries.

Coordinate with security personnel to ensure resident safety.

Handle emergencies, including fire alarms, medical incidents, or power outages.

Receive, log, and store packages securely for resident pickup.

Arrange for package deliveries to resident units upon request.

Coordinate with couriers for outgoing shipments.

Qualifications & Skills:

Previous experience in janitorial, maintenance, or handyman roles preferred.

Basic knowledge of plumbing, electrical, and carpentry repairs.

Ability to use hand and power tools safely and effectively.

Good communication and customer service skills.

Ability to lift heavy objects (up to 50 lbs) and work in various weather conditions.

Availability to respond to emergency maintenance requests as needed.

Work Schedule & Compensation:

30 per hour - this is a full time 40 hour a week position with occasional overtime

Regular working hours: Monday through Thursday and Sunday 7 AM to 3 PM

Requires occasional evening, weekend work hours, and on-call availability.
