Hours of Duty: 8:00 A.M. to 5:00 P.M. MONDAYS THROUGH FRIDAYS
NIGHT AND WEEKEND MEETINGS AS REQUIRED
Reports to: Community Manager; President & COO, Board of Directors
Primary Responsibility: The Building Manager is responsible for the day to day operations of the association management office and to assist the Community Manager fulfill the requirement of the managing agent as outlined in the Bylaws and management service agreement.
Duties and Responsibilities:
Supervise, hire, fire, and train the Assistant Building Manager.
Submit payroll for processing.
Process all accounts payable.
Attend all regular, executive session, hearing, and special meetings of the Board of Directors.
Attend committee meetings and functions.
Inspect all common areas monthly.
Inspect units for resale or as required.
Maintain all records for association in accordance with law and best business practices.
Ensure common area maintenance.
Bid all contracted services for the association to include: auditing, lawn care, trash removal, security, telephone, internet, payroll, professional services, pool management, towing, banking, cleaning, extermination, central plant, recycling, insurance, legal, and collections.
Contract for and secure utilities to include natural gas, fuel oil, and electricity.
Respond to homeowner complaints and concerns.
Assure that program and preventive maintenance is performed as scheduled.
Assure that maintenance requests are recorded and processed accurately and expeditiously.
Assure that the Move policy is enforced to include the charging and collecting of move fees.
Assist the Community Manager with the annual operating and capital improvement budgets.
Observe contractors to assure that they are performing according to instructions.
Perform such other duties as are incidental to the position or as prescribed by the Board of Directors, the President of the Board of Directors, or the Community Manager.
Qualifications:
Five years of property management experience. Association preferred.
Accounting experience.
Fluent in English.
Transportation and valid drivers license
Professional demeanor and positive outlook
Ability to work with difficult people
Clear criminal record
Clear credit check with no bankruptcies, foreclosures, liens, or judgments.
Bachelor’s Degree from a four-year college, Masters Degree preferred.
CMCA designation. AMS, PCAM and/or CPM preferred.
Knowledge and understanding of building components including central plant operations.
