JOB TITLE: Maintenance Coordinator
REPORTS TO: Real Estate Broker
HOURS: M-F 8:30 -5:00 pm & 1 Saturday a month for 2-4 hours
Pay: Pay is dependent on experience. Please include your HOURLY salary requirement when applying, avoid using "Open". Hourly & on-call pay apply. Mileage reimbursement included. Cell phone reimbursement may be included.
Bilingual Spanish/English a plus

OVERVIEW
The Maintenance Coordinator oversees & coordinates the upkeep and repairs of our residential properties such as: responding to tenant maintenance requests, scheduling repairs & preventative maintenance inspections, coordinating with contractors for larger repairs, and ensuring the property remains in safe and habitable condition. Although this position reports to the Broker/Owner they work closest with the Property Managers.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
1. Assess the issue & assign repair workorders to appropriate vendor. Follow up to ensure timely completion. Coordinate speedy repairs between tenants and vendors. Dispatch after-hours vendors if needed & participate is problem resolution for emergency on-call coverage.
2. Manage vendor relationships and hold vendors accountable to meet timelines and ensure completion of repairs. Source and coordinate with external contractors for complex repairs or specialized work, obtaining quotes, and monitoring quality of work. Vet new vendors & process vendor applications by verifying licenses and proper documentation. Enter bills for company.
3. Regularly schedule & inspect properties for safety items like working smoke detectors, carbon monoxide, filters, etc. Meet vendors at property as needed. Take follow up photos after completion of work. Schedule, visit & complete annual property safety inspections.
4. Maintain detailed records of repairs, work orders, and maintenance activities & updates.
5. Provide follow up calls to tenants to confirm work was completed and vendor was competent.
6. Update, maintain & upload inspections/documents to our Property Management software, Propertyware.
7. Show properties to interested tenants as needed, enter company bills, process, sort, and route incoming and outgoing mails & calls when needed
8. Other tasks or projects as outlined by management
Requirements: Must have property management experience to be considered
California Driver License
After hour/Saturday availably
Strong Customer Service Skills
Must be reliable and dependable, excellent attendance record
