MAINTENANCE SUPERINTENDENT

Reports to: Community Manager
JOB OBJECTIVE:
The Superintendent is responsible for proper maintenance of the building, equipment and grounds.
RESPONSIBILITIES:
Maintains, repairs and improves the building under supervision of the community manager by accurately and promptly completing work orders, following maintenance schedules, investigating and researching solutions to problems and performing regular inspections of entire property.
Protects and oversees the physical safety of the building and all persons associated with it by maintaining organized and neat storage and work areas; understanding and implementing emergency procedures for all aspects of plumbing, electrical, physical and personal safety on the property; implementing appropriate safety procedures at all times, wearing/using appropriate protective gear and equipment; adhering to OSHA standards as applicable.
Responds to emergency situations immediately and appropriately, including personal (medical) emergencies and maintenance emergencies, also carrying cell phone to provide on-call coverage. (Medical Emergency response is limited to calling 911)
Meets project deadlines by prioritizing work and communicating closely with the Community Manager.
Maintains the cleanliness of the property by following routine cleaning schedules, which include floor care, general cleaning, trash removal, dusting, heavy cleaning and apartment turnovers.
Effectively utilizes required skills, such as electrical, plumbing, carpentry, painting, building and equipment repair and grounds care including grass, shrub, garden and tree maintenance and care, sidewalk and driveway maintenance, and snow removal.
Establishes and maintains cordial professional relationships with residents, families, vendors, community groups, staff, applicants and visitors.
Controls expenses by comparison shopping, avoiding waste, developing new skills, maintaining property equipment, and acting promptly and efficiently to complete apartment turnovers.
Appropriately manages paperwork, such as service requests, maintenance filing and manuals, MSD Sheets, work orders and logs.
Assists with other duties as required.
SKILLS/QUALIFICATIONS:
Previous successful, verifiable employment
Good communication skills
Attention to detail
Ability to work without close supervision
Patience and compassion for the elderly and disabled
Ability to negotiate four flights of stairs without assistance
Ability to bend, stoop and reach
Ability to lift 50-60 pounds unassisted
Ability to read and understand written directions and manuals
Valid New York State Driver’s License
Exclusive access and willingness to use own vehicle during working and on-call hours for work-related travel
Related experience as a Building Superintendent and/or working with the elderly is also desired
