JOB DESCRIPTION Maintenance Supervisor

JOB TITLE: Maintenance Supervisor

DEPARTMENT: Room Division

REPORTS TO: Chief Engineer

WORKSPACE DESIGNATION: (On-Site)

POSITION SUMMARY:

This position is responsible for assisting in the management, planning, and execution of the daily

activities associated with the Maintenance Department and for maintaining the guestrooms, public areas

space, exteriors, restaurants, bars, and the back-of-house areas.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

The position requires the ability to perform the following essential job functions, with or without Reasonable accommodation:

Responsible for maintaining a safe, positive, and secure environment for all guests and team members

members and for developing skill sets to improve daily operations and growth opportunities for

all peers and team members.

Acts as Safety Director and implements and/or participates in all Fire, Life, and Safety-related

training and programs required by applicable state and federal law.

Represents the property in developing and maintaining new business relationships with key

vendors and peers.

Assist the Chief Engineer with parEcipaEng in the evaluation of the maintenance staff team

members for the efficient operation of the department.

To maintain the guestrooms, public space, and back of the house areas in good repair by

performing various tasks related to a variety of trades, including but not limited to carpentry,

plumbing, electrical, air conditioning, painting, wall covering, and masonry to ensure a safe and well-maintained hotel.

Assists the Chief Engineer with schedules and directs staff in their work assignments.

Responsible for ensuring that all departments comply with sanitation and safety standards for

guests and team members.

Responsible for ensuring that all tools and equipment are inventoried and maintained in working order.

Visually inspects and takes corrective action to ensure that all public areas look appealing and embrace guests.

Guides improvement and implements necessary adjustments.

Communication devices such as a telephone, pager, or radio are frequently used for such functions as a means of communication with other departments and maintenance staff within the hotel.

Communicates openly with businesses outside the hotel to negotiate bids and maintenance contracts from contractors and/or construction supervisors to ensure Emely completes quality work.

Oversees work orders to ensure that all repairs and maintenance programs are completed on a timely basis.

Maintains strict control over all keys and applicable security aspects of the facility.

Moves throughout the facility to visually monitor and take corrective action to ensure quality and service standards are consistently met.

Interacts with guests to obtain objective feedback regarding the quality of service and experience.

Investigates and resolves applicable guest complaints or concerns promptly.

Responsible for ensuring that all hotel team members maintain Fire, Life, and Safety compliance with all established policies and procedures, as well as all local, state, and federal laws and regulations.

Perform periodic duties required by the Fire Department, including testing of smoke detectors; testing of elevator(s) recall; testing of automatic door closures; testing of the fire alarm system; and conducting monthly fire drills.

Inspect guestrooms, public space, and back of the house areas to repair, touch up, or replace light bulbs, lamps, switches, outlets, faucets, toilets, hardware, filters, paint, furniture, wall covering, caulking, grooving, or other miscellaneous repairs.

Detailed recordkeeping in English is required for logs and inspection sheets.

Establish and ensure the execution of the hotel’s preventive maintenance program.

Report major repairs and items that cannot be repaired to the General Manager for further action, and if necessary, place a room out of order. Keeps the immediate supervisor promptly and fully informed of all problems or matters of significance.

Any other duties as assigned by management.

Clean and wash chilled water and steam coils.

Punch tubes and clean cooling towers.

Receive deliveries.

Add chemicals to treat water and sewage systems.

Due to the nature of the business, the individual may be required to do other duties and special projects as assigned by the supervisor, e.g., errands to pick up parts.

Participate in the Manager on Duty program.

In emergencies, perform in the capacity of any position supervised.

REQUIRED SKILLS / ABILITIES:

Basic knowledge of skilled trade activities in plumbing, carpentry, electrical and mechanical work, and painting.

Basic mechanical aptitude for the operation and repair of hotel equipment.

Skill in the use of a variety of skilled trade tools (including both hand and electric tools).

Basic English language communication and mathematical skills to communicate with coworkers, fully comprehend job assignments, and perform accurate, simple arithmetical functions.

Comprehensive knowledge of facility management trades and operations with basic

knowledge/understanding of electrical, plumbing, carpentry, and mechanical systems on the job.

Strong mathematical abilities to develop budgets, determine and track inventory, controls,

revenue production, and other hotel financial processes.

Ability to communicate in English, both orally and in writing, with guests and team members,

some of whom will require high levels of patience, tact, and diplomacy to defuse anger and

Collect information to resolve problems.

Ability to work under pressure and deal with stressful situations during busy periods.

Ability to access and accurately input information using a moderately complex computer system.

Interpersonal skills to provide total guest satisfaction in all areas of responsibility.

Must have coordination skills as pertains to determining Eme, place, and sequence of operations or action.

Ability to analyze information and make effective judgments.

EDUCATION / EXPERIENCE:

Proof of authorization/eligibility to work in the United States.

High School Diploma or equivalent.

PHYSICAL REQUIREMENTS:

Ability to move and work throughout the hotel for the duration of the shift.

Ability to perform tasks requiring bending, stooping, and kneeling.

Ability to push and pull objects or materials weighing up to 100 lbs.

Ability to climb stairs and ladders, working at heights up to approximately 30 feet for extended

periods of time, with the ability to extend arms, open overhead.

Must have a good mechanical ability and be willing to learn and take direction from trade mechanics.

Must be able to work in hot, cold, and wet conditions and can stoop, kneel, crawl, and climb on all types of surfaces.

This position requires the lifting of tools, equipment, or materials weighing up to 75 lbs.

Grasping and holding tools and having good finger dexterity.

While performing the duties of this job, the team member is regularly required to talk and hear.

This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

OSHA laws require the use of Personal Protective Equipment (PPE) when performing work duties that pose a risk to your health or safety.

Normal routine involves no exposure to blood, body fluid, or Essue, but exposure or potential for exposure may occur.

All team members must maintain a neat, clean, and well-groomed appearance (specific standards

available).
