Maintenance Technician – Commercial Property

Position Summary:

Responsible for the maintenance, repair, and troubleshooting of commercial building systems, including mechanical, electrical, plumbing, and building grounds, to ensure safe, efficient, and professional operation of the property. This position offers an opportunity for advancement to Maintenance Supervisor based on performance, experience, and business needs.

Essential Duties:

Maintain and repair commercial building systems, including HVAC support, electrical, plumbing, lighting, doors, and finishes

Perform routine inspections and preventative maintenance on building systems and equipment

Respond to on-call maintenance emergencies, including after-hours, weekends, holidays, and snow/ice events as required

Complete work orders accurately, efficiently, and within established timelines

Identify building deficiencies and recommend corrective or preventative solutions

Coordinate with vendors and contractors as needed and monitor quality of work

Maintain organized inventory and ensure proper use and storage of tools, equipment, and supplies

Ensure compliance with safety regulations, building codes, and company policies

Maintain professional interactions with tenants, vendors, and property management

Assist Property Manager and Area Manager with additional duties necessary to meet ownership and operational objectives

Requirements:

3+ years of experience in building maintenance, including mechanical, plumbing, and electrical systems

Working knowledge of commercial HVAC systems (hands-on experience preferred)

Strong troubleshooting and problem-solving skills

Highly motivated, detail-oriented, and able to work independently

Ability to respond to emergency situations and work flexible hours, including nights, weekends, and holidays

Ability to communicate effectively verbally and in writing

Ability to lift up to 50 lbs and perform physical tasks such as climbing ladders, bending, and working outdoors in all weather conditions

Valid driver’s license and reliable transportation
