Field Maintenance Technician
Job Description:
We are seeking a highly skilled and motivated Maintenance Field Technician to join our team. The successful candidate will be responsible for overseeing maintenance and projects, Chicago Housing Authority Inspections, and biannual property inspections. This position is currently part time position that will lead to a full within twelve months.
Key Responsibilities:
Conduct routine inspections and preventive maintenance of rental properties.
Maintain accurate records of maintenance activities and repairs.
Complete minor maintenance service requests
Provide excellent customer service and support to tenants and vendors.
Collaborate with other technicians, vendors, and team members to solve complex problems.
Contractor will provide all Routine and After-Hours Emergency Maintenance, Extraordinary Maintenance, and CHA Inspection Maintenance Repairs, bank inspections, insurance inspections, biannual property visits, move in/ move out walk throughs
Attend Chicago Housing Authority “CHA” inspections
Coordinate with vendors to complete maintenance service requests
Provide guidance to vendors on the proper carpentry techniques for unit turns, maintenance repairs, and property rehabs.
Assist with maintenance coordination and occasional materials pick up for projects, unit turns, and maintenance
Ensure that all subcontractors and vendors stay on track with agreed upon timelines.
Track and monitor project progress, adhering to prearranged standards
Monitor and manage inventory of maintenance supplies and equipment.
Interact with tenants and vendors in a courteous and professional manner.
Address maintenance concerns and requests efficiently
Ability to read and interpret technical manuals, blueprints, and schematics.
Be available to respond promptly to emergency requests overnight and during the weekend
Be available for weekly inhouse meeting at company office
Negotiate with general contractors and subcontractors to obtain profitable construction contracts
Manage resources such as construction materials, construction workers and equipment, if owned by Breakthrough Design and Construction
Contractor is responsible for purchasing raw materials: nails, paint brushes, drill bits, etc. Property Management Company agrees to provide a storage for these materials.
Qualifications:
Fluent in English and Spanish, required
High school diploma or equivalent; technical degree or certification preferred.
Proven experience as a maintenance technician or in a similar role.
Strong knowledge of mechanical, electrical, and software systems.
Proficiency in using diagnostic tools and equipment.
Excellent problem-solving skills and attention to detail.
Strong communication and interpersonal skills.
Ability to work independently and manage time effectively.
Valid driver’s license and reliable transportation.
Ability to lift 25 pounds and carry heavy equipment as needed.
