Job Title: Residential Property Manager
Location: We have various locations available in San Diego County, San Marcos and UTC La Jolla.
Compensation: $25 - $30 an hour depending on experience. Weekly pay!
Shift: Standard hours from 9 am to 6 pm Sunday through Thursday or Tuesday to Saturday? With weekend availability as needed.
Job Summary:
The Residential Property Manager is responsible for the overall operation and management of a residential apartment complex. This role includes managing leasing activities, ensuring high occupancy levels, overseeing property maintenance, enforcing property rules, and providing excellent service to residents. The Property Manager plays a key role in maintaining the financial performance and physical appearance of the property while fostering a positive community atmosphere.
Key Responsibilities:
1. Property Operations:
- Manage the daily operations of the apartment complex, ensuring that the property is well-maintained, fully occupied, and financially successful.
- Oversee leasing staff, maintenance personnel, and other property management team members.
- Conduct regular property inspections to ensure that common areas, amenities, and residential units are clean, safe, and well-maintained.
- Address and resolve tenant issues and complaints promptly, maintaining a high level of tenant satisfaction.
- Implement and enforce property rules, regulations, and lease agreements.
2. Leasing and Marketing:
- Manage all leasing activities, including marketing vacant units, conducting property tours, processing applications, and executing lease agreements.
- Ensure occupancy goals are met by maintaining high levels of resident retention and minimizing vacancies.
- Develop and implement marketing strategies to attract new tenants, including advertising campaigns and promotional events.
3. Financial Management:
- Collect rent and ensure timely payment of all property expenses, such as utilities, maintenance costs, and property taxes.
- Provide regular updates to property owners or management companies.
4. Maintenance and Repairs:
- Coordinate and oversee all maintenance and repair activities, ensuring that the property remains in good condition.
- Schedule routine maintenance tasks and address emergency repairs promptly.
- Manage relationships with external vendors, contractors, and maintenance staff to ensure quality work.
5. Tenant Relations:
- Build strong relationships with residents, fostering a sense of community within the property.
- Handle all tenant communications, including notices, lease renewals, and conflict resolution.
Qualifications:
- 3+ years of experience in property management, preferably in residential apartment complexes.
- Excellent communication, leadership, and problem-solving skills.
- Ability to manage multiple priorities and work under pressure.
Work Environment:
This position involves both office and on-site work. The Property Manager must be available for occasional after-hours emergencies and be comfortable working in a fast-paced environment that requires flexibility and strong organizational skills.
