Full Time Maintenance Tech for 40 Rentals
We are a 40-year old business with 32 apartments, 7 Airbnb's and 2 homes. Other than three of these units that are located in the Virginia Beach Resort Area all of our properties are located on the Bay in Norfolk . We are looking for a full time maintenance tech to repair and service the properties. Our places are well-maintained, modernized & upgraded. We own these properties and do not manage for others. Customer service, good work, good attitude and diverse skill set are a must. Prospect must have building maintenance experience from apartment complexes, real estate management companies, or government agencies. Good references, complete set of tools, current drivers license and insured vehicle a must.
The scope of work required is-but-not-limited to the following,
Carpentry (finish work and rough carpentry) - installing/repair to trim, framing, hanging doors, building/installing shelves, installing replacement windows, repair furniture, rebuild/replace cabinets, repairing decks & railings, etc
Flooring (installation and service) - Wood laminate/engineered & ceramic tile), carpet stretching, replace grout and mortar work
Electrical - Replacing breakers, light fixtures, ceiling fans, smoke alarms, CO2 detectors, infrequent panel box change-out, changing GFI outlets, switches, installing dimmer switches, etc
Plumbing - Replacing manifolds, sears, stems, angle stops, toilets, faucets, sinks, water heaters, & installing dishwashers, installing combo washer/dryers, unclogging drains and drain lines, etc.
HVAC - We have central heat pumps, thru-wall PTACs and thru-wall AC's. Repair/replace t-stat repairs, cleaning drain lines, replace filters, clean coils, etc. Mechanical work work is subbed out to 3rd party vendors
Appliances - Diagnose and repair (compressor & relay work is sub-out to 3rd party vendors)
Make Readies - We do not sub out any work except for the work already identified above. Scope of work is make any and all repairs needed, paint all surface areas, and housekeeping. We walk the unit with maintenance to develop a written scope of work. We have between 5 to 12 move-outs per year. Most Make-Readies are to take 5 days
Locks - Change as needed. For electronic locks work also includes changing codes
Common Areas - Done as needed
All items maintenance supplies needed for any task are to be selected, picked up, and delivered to job site by Maintenance tech. We pay for mileage
