Assistant Property Manager with Benefits
Looking to hire an Assistant Property Manager/Maintenance position to assist with maintaining two large lake front properties in Moultonborough and Center Harbor, NH. This position reports directly to the Property Manager and will assist in all needs related to property maintenance, provisioning, guest turnover, and the personal needs of the homeowners. The ideal candidate must be punctual, have a good work ethic, a willingness to learn and the ability to work alone with minimal supervision. The position will occasionally be required to work evenings, weekends, and be on-call when the property manager is off-site. This position is 35-60 hours weekly, from mid-March to the end of November and 20-30 hours weekly from December to mid-March (depending on weather and snow removal). A valid driver's license is required and a drug test and background check will also be required to be hired. This is a hands-on position and the ideal candidate will be responsible for maintaining and completing the requirements and responsibilities listed below:
Requirements:
Work on your feet, outside, in all-weather 8-10 hours daily. (Seasonal)
Ability to lift 75lbs.
Experience in landscaping, spring & fall clean up, home maintenance, painting, irrigation maintenance and light carpentry duties.
Light house-keeping duties during busy periods to help with guest turnover.
Able to complete NH Boater’s Safety requirements within the first year.
Knowledge of motor vehicle and watercraft maintenance and upkeep.
Available to be on-call when the homeowners are visiting the properties, when the Property Manager is on vacation, sick or has unexpected time off and for emergencies.
Previous service industry/hospitality experience a plus.
Responsibilities include but not limited to:
Maintain landscape while keeping areas free from sticks and debris.
Keep decks, entryways, paths, and walkways free of pine needles and leaves.
Yearly set-up and removal of all seasonal docks, watercrafts, and accessories while keeping them maintained and clean through-out the season.
Keep all motorized and non-motorized vehicles clean, in good operating condition, and winterized properly.
Spring and fall cleanup of leaves and debris that may come down during the off season.
Opening and closing of all building and their accessories.
Ensure all utilities and property systems are in good working order (irrigation, heating/ac systems, internet, septic, etc.)
Pressure wash buildings and decks, blow off roofs, maintain and clean patio furniture.
Coordinate with outside vendors and oversee their duties as needed.
Provision for groceries, cleaning supplies, hardware supplies, and any family needs.
Transportation of guests to and from airports or other locations.
Assist with guest turnover during peak times, very light house-keeping duties.
Routine maintenance of tennis court.
Interior and exterior painting.
Snow and ice removal from driveways and roofs as needed.
Assist with the security of property including gate entries, access codes, remote openers, regular assessment of fence perimeter, weekly exterior lighting check.
Light carpentry projects.
Stock and maintain firewood supplies.
Mulch and fertilizer lawn and gardens as needed.
Trash removal.
