Apex Realty is seeking a Property Maintenance Technician to work at our commercial shopping centers and residential properties. The Locations covered are Orange County, San Bernardino County, and Los Angeles. As the company’s Maintenance Technician, you are responsible for supporting our properties' overall upkeep and maintenance and ensuring that they meet safety and quality standards. The schedule may require Employee work after-hours, weekends, holidays, and emergencies. The ability to be on-call and available is mandatory.

Responsibilities:

● Plumbing: basic repairs such as using a snake to unclog sinks, toilets, or other tasks; replacing shower heads/faucets; repairing irrigation lines/changing sprinkler heads/hose bibs; clamping leaks; shutting off/turning on water supplies.

● HVAC: Basic HVAC maintenance and repairs, such as replacing filters, checking coolant levels, clearing drains.

● Common area property maintenance: trash collection/portering; graffiti removal; basic landscaping, parking lot/common area cleaning/sweeping; painting; posting signs; checking schedules for maintenance requirements; meeting vendors on site and overseeing their work; basic roof maintenance; fence repairs; lighting; removal/replacement of broken locks; window washing; pothole repairs;

● Pressure washing when scheduled (overnight duty)

● Electrical knowledge: change outlets, sockets, bulbs, and light fixtures; knowledge of panels and how to turn power on/off.

● Unit turnovers: painting, rug removal, floor repairs, and demolition support.

● Basic carpentry skills such as cutting, assembling furniture and ability to use floor care equipment

● Once scheduled by the Property Manager, ensure the compliance and timely completion of work requests for all properties.

● Oversee (as requested) and support contractors working on site, ensuring compliance with the organization’s policies and procedures while maintaining a positive working relationship. Report back to your supervisor.

● As needed, act as a liaison for City and other inspectors, attend inspections and communicate any issues to supervisor.

● Maintain upkeep on any company vehicles and log same

● Inspect safety emergency equipment, such as alarms and sprinklers, to ensure compliance with necessary updates and operability.

● Maintain an adequate inventory of building supplies, ordering, and purchasing as needed with advance approval from the supervisor

● Maintain storage spaces in a clean and organized manner

● Follow directions and complete other projects or tasks as assigned or tasked.

● Knowledgeable with hand and power tools

● Perform preventative maintenance and keep log books

Requirements:

● Able to speak and write in English.

● Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

● Ability to write routine reports and correspondence and take photos and save them in Company systems and send electronically

● Previous experience working at commercial and residential properties is preferred but not mandatory.

● Ability to lift 50 pounds safely, with extreme care and caution.

● Reliable transportation with a valid CA Driver’s license, insurance, and a clean driving record.

● Must pass a background check free of infractions and a drug screening test.

● Ability to grasp, talk, hear, stand, walk, and move rapidly and the physical stamina to handle a full shift of being active and working on the building.

● Ability to squat, bend, twist, turn, climb, reach, squat, crawl, and perform repetitive movements.

● Must be able to work independently and or among a team and possess keen judgment, common sense and resourcefulness
