Maintenance Technician Needed/ Resume Required

We are seeking an experienced and highly skilled Maintenance Technician to join our team. The ideal candidate will be responsible for performing maintenance and repairs to ensure the smooth and efficient operation of our multi-family apartment community. This role requires hands-on experience in building systems, plumbing, electrical, HVAC, and general repairs, with an emphasis on delivering high-quality service to residents. The Maintenance Technician will work closely with the property management team to maintain the property's overall functionality, safety, and appearance.

Key Responsibilities:

Perform general maintenance and repairs for apartment units, common areas, and exterior grounds.

Troubleshoot, repair, and maintain electrical systems, HVAC units, plumbing, and appliances in accordance with industry standards.

Respond to service requests from residents in a timely manner, ensuring minimal disruption to their living environment.

Conduct routine inspections of the property, identifying potential maintenance issues and addressing them proactively.

Maintain a clean, organized, and safe work environment at all times, adhering to OSHA safety guidelines and company policies.

Assist in preparing vacant units for new residents, including painting, cleaning, and performing necessary repairs or upgrades.

Monitor and maintain the proper operation of equipment, such as elevators, pools, and other amenities, to ensure compliance with safety standards.

Maintain inventory of tools, equipment, and supplies, ensuring necessary items are readily available for repairs.

Collaborate with team members and vendors to complete larger projects and work orders.

Keep accurate records of all maintenance work performed, including service requests, repairs, and inspections.

Provide emergency on-call support during off-hours, including evenings, weekends, and holidays as needed.

Assist with apartment turnover and preparation for move-ins and move-outs.

Qualifications:

High school diploma or equivalent (required).

Certification in HVAC, electrical, plumbing, or another relevant trade (preferred).

Minimum of [3-5] years of experience in maintenance or facilities management, ideally within a multi-family apartment complex or residential setting.

Strong knowledge of building systems, including electrical, plumbing, HVAC, and appliance repairs.

Ability to troubleshoot and diagnose problems efficiently and effectively.

Strong communication and customer service skills, with the ability to interact professionally with residents, staff, and vendors.

Ability to work independently and as part of a team.

Must be able to lift heavy equipment and materials and perform physically demanding tasks.

Valid driver’s license and reliable transportation.

Willingness to be on-call for after-hours emergencies, including weekends and holidays.

Preferred Skills:

Familiarity with property management software for tracking service requests and work orders.

Experience with pool maintenance, landscaping

Knowledge of OSHA safety regulations and environmental compliance standards.

Physical Requirements:

Ability to lift up to [50] pounds.

Ability to stand, walk, bend, and kneel for extended periods.

Comfortable working in various weather conditions (indoor and outdoor environments).
