MAINTENANCE TECH
-$26.50-27/hr
-Mon-Fri, 7am-11am shift (20 hours per week)
-
-Efficiently and effectively completes work order requests, adhering to maintenance priorities. Be ultimately responsible for the completion of work and attention to detail.
-Strong understanding of general maintenance processes and methods.
-Performs the following duties and repairs: carpentry, HVAC, plumbing, painting, electrical and landscaping. Other items as directed.
-Assists in grounds work and limited extermination services when necessary.
-Identifies and assesses problems and needs and communicates these to the Facilities Manager.
-Experienced in operating a variety of equipment, including circular saws, plumbing augers, lawn mowers, and small hand tools.
-Maintains positive relationships with all residents and handles complaints with tact and diplomacy; and is sensitive to cultural backgrounds, economic status, and those with special needs.
-Under the supervision of the Facilities Manager, maintains inventory of, places monthly orders for, picks up and utilizes materials for maintenance and repair.
-Maintains inventory of tools and equipment.
-Supports team in taking rotational after-hours emergency calls.
-Performs proper protocols and procedures during emergencies.
-Participates in training to help with de-escalation of crisis.
-Under the supervision of the Facilities Manager, interacts with vendors and outside contractors.
-Periodically inspects building exterior and common areas, performing repairs and maintenance and reporting more extensive repairs.
-Refurbishes apartments prior to occupancy including movement of furniture.
-Performs landscape maintenance including pruning, trimming, mowing, and raking.
-Maintains records and documents relating to maintenance and materials.
-Able to work independently on projects with a high degree of follow-through and customer satisfaction.
-Ability to drive to destinations throughout Sonoma County.
-Adheres to HIPAA security requirement standards at all times.
-Other duties as assigned.
JANITOR
-$22-22.50/hr
-Tuesday-Saturday, Noon-5pm shift (25 hours per week)
-Clean and disinfect sinks, soap dispensers, towel dispensers, showers, and drinking fountains using correct equipment and cleaners to maintain sanitary conditions.
-Clean toilets and urinals using correct procedures and cleaning agents, following safety precautions to prevent injury and damage to all surfaces.
-Stock housekeeping supplies as needed. Organize and maintain equipment and supplies needed for maintenance operations.
-Remove all waste from the facility, including regular waste, infectious waste, and confidential and recyclable materials.
-Replace and refill toilet tissue, paper towels, and soap/hand sanitizer dispensers to maintain sufficient supply.
-Clean walls, ceilings, doors, partitions, mirrors, tile, and light fixtures using correct cleaning equipment and cleaning chemicals for the type of surface - ceramic, marble, tile, paneling, acoustical tile, etc.
-Wash various types of windows up to 6 1/2 feet from the floor using window washing equipment, sponges, and appropriate cleaning agent.
-Sweep and mop floors daily using hand-held cleaning equipment and appropriate cleaner. Maintain the general condition of floors by use of broom, mop, vacuum, auto scrubber, or shampooer.
-Dust corners, woodwork, ledges, and vents using brushes, rags, and dry mops to remove accumulation of dust.
-Sweep, dust, vacuum, or wet mop, and remove debris from stairways to maintain acceptable levels of cleanliness and safety.
-Clean and maintain furniture by dusting, shampooing, polishing, and washing using regular cleaning equipment.
-Occasional complete decontamination and breakdown of rooms or common areas on an emergency or routine basis using electrostatic disinfecting equipment or other standard equipment.
-Occasional cleaning of Community Housing Program housing units, located throughout Sonoma County, for unit turnover.
-Notify supervisor of any equipment or facilities needing repair or replacement so corrective action can be taken.
-Maintains records of maintenance needs and work completed.
-Able to work independently on projects with a high degree of follow through and customer satisfaction.
-Adheres to HIPAA security requirement standards at all times.
-Other duties as assigned.
BOTH POSITIONS:
CERTIFICATES, LICENSES, REGISTRATIONS Must have reliable transportation to and from 900 Hopper Street (Petaluma facility) and a valid Driver’s License, current auto insurance, and acceptable motor vehicle report. Company vehicle provided from Petaluma facility to properties during normal scheduled daily working hours.

This position’s primary location is 900 Hopper Street and 1500 Petaluma Blvd. S, Petaluma. Telecommuting is not optional in this role.
